Ever been curious about what the subdivision process in Jefferson County, West Virginia looks like? Here's a summary: there are a lot of rules and moving parts to consider!
If a subdivision results in no more than 5 lots, it can be processed as a "minor subdivision" which simplifies some of the requirements, like stormwater management and engineered roads. However, that doesn't mean that the process is necessarily simple.
Here's a quick overview of the minor subdivision process for land zoned "Rural:"
• Bring a concept sketch to the county at a pre-proposal conference to get feedback from county staff on the number of lots and what requirements you will be subject to
• Work with a surveyor and septic installer to identify your new lot boundaries, access (i.e., driveway) septic reserve areas, and well sites
• Apply for permits from WV Department of Highways (for driveway entrances off the road) and Jefferson County Health Department (for septic permits)
• Once all permits have been approved and the county has reviewed and approved your plat, it will be recorded at the Jefferson County Courthouse - your new lots are now official!
If I had one tip on this process, it's this: expect it to take longer than you think!
