Data Centers & Sports Complex & Bottled Water...Oh My!
There's a lot happening in the eastern panhandle of West Virginia right now that has big implications for real estate. Here's a round up some of the most interesting developments as of early 2026.
DATA CENTER
The biggest headline is probably the $4 billion data center for the Falling Waters area of Berkeley County. A D.C.-based company called Penzance is planning to build a 1.9 million square foot facility on 548 acres–making it potentially the largest private investment in West Virginia history. They're estimating about 1,000 construction jobs and 125 permanent positions. Whether you think that's exciting or concerning (and there are people on both sides!) a project of this size is going to create ripple effects in the local housing market--from construction workers needing places to live, to permanent employees relocating to the area, to new commercial development that follows.

SPORTS COMPLEX
Berkeley County is also moving forward with "Project Allstar"–a 256-acre sports and convention complex near I-81 Exit 8. Think indoor basketball and volleyball courts, outdoor flex fields, a 4,000-person convention center, and a WVU Medicine sports clinic. They're projecting over 100,000 hotel room nights per year and 300+ permanent jobs. Of course, as with all big projects like this–how they will actually unfold is uncertain.

BOTTLED WATER
Over in Jefferson County, one of the most contentious land-use battles in recent memory continues: the proposed "Mountain Pure" water bottling facility in Middleway was rejected by the planning commission, upheld by circuit court--and now the developer has appealed to the WV Supreme Court. The outcome could set an important precedent for how much say local planning commissions have over large industrial projects.

PUBLIC POOL IN CHARLES TOWN
One thing local residents should be excited about? The completely overhauled pool at Jefferson Memorial Park is still scheduled to open for at least part of the summer 2026 season! WHAT DOES ALL THIS MEAN FOR YOU?
We just touched on a few projects here. There are others in the works, or rumblings of what could happen. It's often said that Jefferson County WV is the next Loudoun VA. As someone who's lived and worked here for decades, I can certainly tell you things have changed a lot. So what does all this mean for you? In general, development often leads to higher housing demand as new jobs are created, and more people move into the area attracted by new opportunities and activities. And typically, increased demand for housing leads to increased pricing. This has certainly proven to be the case here in Jefferson and Berkeley counties.
